Why Walk-In Performance Comes Down to Installation and Commissioning

A walk-in cooler or freezer is engineered to hold a setpoint. Whether it does depends less on the box than on what happens after it reaches the site. An operator can specify the right panel, the right refrigeration system and the right controls, and still see temperature swings, short cycling or a service call in the first month, because assembly and startup were rushed. For institutional foodservice and multi-unit operators rolling out walk-ins across dozens or hundreds of locations, installation quality belongs in the equipment decision rather than after it.

Installation: Controlling the Variables

The main risk in walk-in installation is variability. One project can involve a general contractor, an electrician, a refrigeration installer and an equipment supplier who do not report to the same person. A multi-site program repeats that arrangement at every location. A defined installation process removes the variance, and an operator should make sure it contains certain features.

  • One accountable point of contact. A single person owns the installation from site survey through startup, so problems surface early and the sequence runs the same way at every location.
  • Site-readiness verification before delivery. Slab poured and cured, site access confirmed, utility stubs in place, permits secured. Equipment that arrives ahead of the site must be stored, and stored equipment is exposed equipment.
  • Inspection at receipt. Units are checked against the packing slip and inspected for shipping damage on arrival, with any discrepancy documented immediately. A dented panel found mid-assembly is a schedule problem as well as a parts problem.
  • Slab and levelness checks before panels go up. An out-of-level floor leads to door and gasket sealing issues that surface months later rather than on day one, so it has to be corrected before assembly begins.
  • A documented startup sequence. Once power reaches the disconnect, startup includes connecting the refrigeration controller, verifying pressures, voltage and amp draw, and confirming the system pulls down and holds temperature within spec.
  • Photo-documented completion. A completed checklist with images of the interior, exterior and controller gives the operator a record for the file and a performance baseline to measure against later.

Three questions are worth asking any installer:

  • What happens if the slab is not ready on the delivery date?
  • Who inspects for shipping damage, and at what point in the process?
  • Is there a written startup checklist, and can we see a completed one?

Commissioning: A Separate, Formal Step

Installation puts the equipment in service. Commissioning verifies that it performs to specification before it carries product. It is a distinct step with its own scope, and it is the one most often dropped from a project schedule.

Norlake commissioning is a nineteen-point inspection carried out after installation and recorded in a written report. It covers three areas:

  1. Refrigerant charge and pressure validation. Correct charge and operating pressures protect both efficiency and product integrity. A system that is over- or undercharged can appear to run normally and still fail to hold temperature under load.
  2. Seal and structural verification. Fasteners, insulation and panel seals are checked for air infiltration and energy loss before finished trim encloses them.
  3. Component-level inspection. Electrical connections, fan operation, gaskets and panel integrity are each verified individually rather than inferred from a running compressor.

The deliverable is a written report with photographs. For one site, the report serves as a record. Across a portfolio it is the baseline a facility team compares against a year later, and the documentation that makes a warranty claim straightforward to substantiate.

What This Means for Operators

On a single site, a skipped commissioning step usually surfaces as an early service call. Across an institutional or multi-unit rollout it compounds: performance varies from location to location, service issues are harder to diagnose without a baseline, and warranty conversations happen without documentation to support them.

Installation and commissioning are worth specifying with the same precision as the equipment. Ask installers to describe their site-readiness check, their receiving inspection, their startup sequence and their commissioning report, and ask to see a completed example of each.
